You’ll be staying in someone’s home, so please treat it with care and respect. These policies apply to every stay at The Nice Beach Properties.
Cancellation policy
- 14+ days before check-inFull refund: get back 100% of what you paid.
- 14 to 7 days before check-inPartial refund: get back 50% of every night. Service fees are not refunded.
- Less than 7 days before check-inNo refund. The reservation is non-refundable.
Deadlines are at 4:00 PM Puerto Rico time. If you’re making scheduled payments, your refund depends on how much you’ve paid at the time of cancellation.

What time are check-in and checkout?
Check-in is after 4:00 PM and checkout is before 11:00 AM (Puerto Rico time).
How do I get into the home?
Every home has self check-in with a smart lock. You’ll receive your personal access details before arrival, so you can come in whenever you land after 4:00 PM.
How far are the homes from the airport and El Yunque?
About 40 minutes from San Juan’s Luis Muñoz Marín International Airport (SJU) and about 20 minutes from El Yunque National Rainforest. The homes sit around Playa Las Picúas and Playa Fortuna in Río Grande.
Are pets allowed?
No. To keep the homes allergy-friendly for every guest, pets are not allowed.
Can we host a party or event?
No. Parties and events are not allowed. Our homes are in quiet residential neighborhoods that value privacy and tranquility.
Is smoking allowed?
No. Smoking is not allowed inside the homes or on the property.
How many guests can stay?
It depends on the home: The Nice Beach Oasis sleeps up to 16, The Nice Beach Villa up to 14, The Nice Beach House up to 12 and The Nice Beach Bungalow up to 10. Please don’t exceed the number of guests on your reservation.
Is the pool fenced? Is it safe for kids?
The pools and hot tubs are not fenced. Children must be supervised by an adult at all times around the pool, hot tub and beach. We provide kids’ swim vests and puddle jumpers.
Do you have a crib or high chair?
Yes. A pack ’n play (with linens) and a high chair are available upon request. Just let us know before you arrive.
What beach and pool gear is included?
Depending on the home: paddle boards, a kayak (Villa), boogie boards, beach chairs, pool floats, sand toys and kids’ swim vests, plus a BBQ grill and outdoor dining area.
Is the ocean safe for swimming?
The beach is right behind the homes. Ocean conditions on Puerto Rico’s north coast change daily, so check the weather and surf report every day before swimming. For calmer water, the river that meets the ocean nearby is a great option.
Is there Wi-Fi, parking and laundry?
Yes. All homes have Wi-Fi, a dedicated workspace, free parking on the property, and a washer and dryer.
Can I stay for a month or longer?
Long-term stays are welcome at select homes. Contact us with your dates and we’ll recommend the best fit.
What is the cancellation policy?
Cancel at least 14 days before check-in for a full refund. Cancel between 14 and 7 days before check-in to get back 50% of every night. Cancellations within 7 days of check-in are non-refundable. Deadlines are based on 4:00 PM Puerto Rico time. See the full policy above.
